To establish objectives for the area's future development, reuse <br /> and redevelopment. <br />3. To formulate alternative development/redevelopment approaches that <br /> meet the objectives and reflect existing characteristics. <br />4. To recommend a long-range plan and planning process that will <br /> facilitate necessary and desirable change. <br />5. To recommend strategies that will encourage timely and economically <br /> sound development and redevelopment. <br /> . <br />STUDY AREA <br />l. Location: East central area of Arden Hills, bounded by 1-694 on <br /> the north, Lexington Avenue on the east, County Road E on the south <br /> and Hamline Avenue (State Trunk Highway 51-125) on the west. <br />2. Primary Study Area: This study will focus on the one-quarter- <br /> square-mile area in the east central portion of the study area, <br /> bounded by Red Fox Road on the north, Lexington Avenue on the east, <br /> Grey Fox Road on the south and the property line lying 300 feet <br /> west of Dunlap Street on the west. <br />3. Secondary Study Area: The balance of the study area lying north, <br /> south and west of the primary study area will be included in <br /> broader scale planning but will not receive the intense scrutiny . <br /> given to the primary area. <br /> -2- <br />
