McClrmg's se=d addition was <br /> . approved in 1980 (see Case #80-19) and McClung's third addition was <br /> approved in 1983 (see Case #83-13) . <br /> At the tirre these plats were approved, a sketch plan of McClung's <br /> fourth addition was su1:rnitted for review but withdrawn. The current <br /> suJ::mittal prop:>sed to corrq:>lete the residential developnent in this <br /> area. The access to this new addition would connect to Colleen <br /> Avenue. <br /> The area is currently zoned R-1, Single Family Residential. The <br /> applicant is identifying this plat to be 4.66 acres in size. wts are <br /> expected to sell for arout $70,000, with heme values in the $250- <br /> $350,000 range. No land or development covenants are proposed. <br /> The Planning Ccmnission held the public hearing for this application <br /> at its March 2, 1994 rreeting. The O:mnission closed the Public <br /> Hearing and rroved to continue its discussion of this request rmtil the <br /> applicant suhnitted additional information. <br /> The applicant has addressed each of the c=erns identified by the <br /> Planning Ccmnission. He has worked with staff to revise his plans to <br /> . include the erosion control, wetland delineation, cut and fill and <br /> tree identification.
