The road pitch is uphill to the cul- <br /> de-sac. <br /> 6. Park Ledication - Park dedication is to be determined by <br /> the City Council. The applicant is p:rDp:)sing a dedication <br /> of 18,037 square feet for a connecting path/walkway. The <br /> Parks O:mnittee has reviewed this dedication and has <br /> reconmended approval. <br /> 7. Wetland Delineation - The applicant has catpleted a <br /> delineation of the adjacent wetland. No fill is proposed <br /> to encroach onto the delineated wetland. RCWD does act as <br /> the administrator of the Wetland Conservation Act in Arden <br /> Hills. As detailed earlier in the report, Mr. McClung <br /> will be meeting with RCWD next week to review the various <br /> wetland and erosion issues. <br /> 8. Tree ITIVl"~torv - The applicant has provided an inventory <br /> . of existing trees as required. The subdivision ordinance <br /> does not require replacement of any of these trees. <br /> 9. Miscellaneous - Prior to the review of the final plat, the <br /> applicant needs to provide a carplete set of plans and <br /> specifications. These would include: <br /> A. Grading, street and cul-de-sac design. <br /> B. Sanita:ry sewer, storm sewer, and watenna:in <br /> installation. <br /> These plans have been reviewed by the City Engineer, City Attomey, <br /> Public Works Superintendent and Cede Enforcement Officer. No =cerns <br /> were identified in the area of drainage and the plans appear to rreet <br /> all requirements for a preliminary plat sul:rnittal. <br /> Reccmnenda.tian <br /> Staff reccmnends the Planning Carrnission rrove to approve the <br /> preliminat:y plat as sul:rnitted.
