<br />. ARDEN HILLS <br /> Once, like many Twin Cities suburbs, Arden Hills was a farming <br /> community. But in 1951, the City incorporated in an effort to <br /> include the Twin Cities Army Ammunition Plant in its boundaries. <br /> And as interest in the northern suburbs grew among developers, <br /> the City's location proved to be a draw. <br /> Arden Hills encompasses approximately 9.4 square miles and lies <br /> in Ramsey County about 5 miles north of the St. Paul City limits. <br /> It is bounded on the west by Interstate 35W and on the east by <br /> Lexington Avenue. Interstate 694 and Highways 10, 96, and 51 cut <br /> through the community. The current population is estimated at <br /> approximately 9,500. <br /> The fact that the U.S. Army has a dominant presence in Arden <br /> Hills hasn't kept developers away. In fact, Arden Hills boasts <br /> an impressive list of corporate headquarters and executive homes. <br /> The community is the corporate headquarters for Cardiac <br /> Pacemakers, Mutual Service Insurance (MSI) , Land O'Lakes, Delta <br /> Environmental and H.B. Fuller Company. Control Data Systems and <br />. Pharmacia Deltec also have large facilities in Arden Hills. <br /> Arden Hills has been successful in its efforts to attract <br /> desireable business and industry. This is obvious when a <br /> developer contacts the City for potential development sites. <br /> Most of the land available is in small tracts, however, three <br /> large tracts do exist. <br /> One potentially untapped development area is the federal <br /> government ammunition plan. With a total of 2,330 acres, it <br /> could start a substantial influx of building activity if the land <br /> were ever released or sold. <br /> Another area available for development is the Round Lake District <br /> in the northeast corner of I-694 and I-35W. This area, which <br /> acts as the gat~way to.the City, consists of 60-80 acres of <br /> property zoned for "mixed-uses." <br /> The remaining area of commercial development is on the west side <br /> of Lexington Avenue, south of I-694. This area has been rezoned <br /> to encourage the redevelopment into a compatible retail mix which <br />. would feed off the nearby Target Greatland store. <br />
