<br /> 2 <br />. INTRODUCTION <br /> Arden Hills Business Park is a proposed Planned Unit Development <br /> located in the City of Arden Hills. It is comprised of three parcels totaling <br /> 95.5 acres within the Gateway Business District. The largest parcel <br /> contains 69.9 acres and it is located in the northeast quadrant of the <br /> intersection of Interstate Highways 1-694 and 1-35W (see Figure 1 below). <br /> Principal access to the site is provided via T.R. 96 located to the north of <br /> the site. The 18.8 acre parcel is located directly to the east of the 69.9 <br /> acre parcel. <br /> Access is provided via T.H. 96 to the north. It is proposed that the <br /> frontage road (that parallels I-35W and then 1-694) will be extended past <br /> Arden Hills Business Park to the east thus connecting to Old Highway 10, <br /> which will provide access to the site from the east. The 6.8 acre parcel is <br /> located at the southeast quadrant of the intersection of the frontage and <br /> T.H. 96. <br />. <br /> Round Lake <br /> \ <br />. <br />- <br />
