ARDEN ffiLLS BUSINESS PARK PLANNED UNIT DEVEWPMENT <br /> FOREWORD <br /> This application is being submitted by the Everest Group Ltd as the first formal step in the <br /> development and implementation of a planned unit development (PUD) for 95.5 acres located in the <br /> nonheast quadrant of 1-694 and 1-3SW. This land consists of the majority of the land included in the <br /> NE 1-694/I-3SW DEVELOPMENT RECOMMENDATIONS Study completed by the City of Arden <br /> Hills in 1988. <br /> The land contained in this proposed PUD is currently in multiple ownership. This fact along with <br /> access limitations and other . encumbrances' were identified in the above mentioned study as BOrne <br /> of the key obstacles to be addressed. The developer is working with the City to gain control of these <br /> parcels. It is recognized by both the City and the Developer that no formal approval may be given to <br /> this application until all of the effected parcels are either acquired in fee, or options or purchase <br /> agreements are obtained. <br /> Because the developer does not yet have control of this land, the level of site analysis and design <br /> refinement normally associated with a Concept Stage pun submittal has not yet been completed. <br /> This submittal should be considered as prelim,inary and intended to provide a framework for <br /> continuing the dialogue between the City and ihe Developer. <br />. <br />. <br />
