<br />, <br /> Arden Hills Business Park PUD Page 7 <br />- This is the same process that exists in Roseville, Burnsville and several other metropolitan <br /> communities. This streamlined process offers both the City and the Developer a much needed <br /> competitive advantage over communities with longer and less certain processes. <br /> Again, because the Developer does not control the property yet, the normal due diligence and <br /> analysis has not been completed. Therefore, it is not prudent to refine the Concept Plan to a high <br /> degree, or attempt to anticipate the specific areas in which the PUD may benefit from exceeding <br /> current zoning standards, or where flexibility offers advantages. These refinements will come when <br /> the City and the Developer have reached an agreement. The purpose of this section is to explain the <br /> ways in which the PUD tool will be used to allow both parties to accomplish their goals on this <br /> important site. <br /> Attached as Figure 5 is a reduced copy of the current PUD Concept Plan. Figure 6 is a development <br /> summary of this plan showing building square footage, number of parking spaces and the amount of <br /> open space provided. It is expected that this plan will be modified, based upon more complete site <br /> information and following dialogue between the City and the Developer. <br />. <br />. <br />
