MI!HJRANDtlM <br /> DAXE: ~ 14, 1994 <br /> TO: Mayor and City Council <br /> ~ <br /> FRCM: Brian Fritsinger, C,...,..,..mity Plarming Coordina ~ <br /> stJB.JErr : Update Report en Everest Devel''l"'_''1: Negotiations <br /> Negotiations and discussions with Everest D=veloprent have continued <br /> in regards to the developrent of the Gateway Business District (GBD). <br /> The recently extended Preliminary D=veloprent Agreement expires on <br /> December 13, 1994. <br /> Recently, the city and developer were made aware of at least one other <br /> party who has been atterrpting to acquire portion of this property. <br /> This has severely irrpacted the acquisition efforts of Everest. <br /> . The other party who is atterrpting to acquire land is !JA:)rking with a <br /> specific fim who v-.alld like 30 acres of this site. This finn v-.alld <br /> construct an approximate 150,000 sq. ft. manufacturing facility and <br /> the remainder of land acquired by the catpany v-.alld be available for <br /> future expansion. While the specifics of this project are l.lIlkna.m, <br /> the general use does appear to rreet the zoning requirements of the <br /> GBD. Ho\.o1ever, the use does not appear to be c:arpatible with the <br /> coIpOrate business park concept for which the GBD zoning was intended. <br /> Attached the City Council will find a letter fran Everest requesting <br /> an opportunity to have this issue discussed at the November 17, 1994 <br /> \oIOrksession. They !JA:)uld like to revisit satE of the issues as they <br /> relate to their concept and what steps are necessazy by toth parties <br /> to ensure that the business park vision is ac=nplished. <br /> As the letter indicates, I do not feel that the city can do anything <br /> other than reiterate its support of the Gateway Business District <br /> concept until such tiTre that all conditions of the Preliminary <br /> Agreement are sul::mitted to the City. The critical element of those <br /> conditions is the proj ect profonna staterrent. I have encouraged <br /> Everest to sul::mit these documents as soon as possible so the City can <br /> then ccmplete its due diligence. <br /> . <br />
