<br /> l' , <br /> 2 - <br /> 2. Neighborhood <br /> The Commission should note that this area of Arden Hills was platted and built prior <br /> to the existing ordinance. Because of this, there is a great deal of setback uniformity <br /> where homes encroach upon the street. This is not out of character on Arden Place <br /> due to the curved street and lack of straight lines. The applicant's home is technically <br /> the only home which fronts upon Arden Place on the north side of the street. While <br /> 1479 Arden Place does have its driveway extending to Arden Place, its front yard is <br /> considered to be on Highway 10. This in turn, creates a situation whereby 1479 <br /> Arden Place encroaches upon 1485 Arden Place due to the lack of a 30 foot rear yard <br /> setback. The placement of the new home on the lot in compliance with the required <br /> setbacks would only exasperate the situation. <br /> 3. BuiIdinfl Pad <br /> The applicant has provided a massing study and building pad for the proposed home. <br /> As the plan shows, only a portion of the home will encroach into the setback area. <br /> A large percentage of the home will be located within the required 40 foot setback <br /> area. <br /> From the elevation drawing, the applicant has shown how the home will look from , <br /> Arden place. The existing trees will be incorporated as much as possible to soften <br /> the encroaclunent. The attached sketch details a home which is 20 feet in height <br /> from the 930 contour line. (see survey). The home itself is about 2500 square feet <br /> mSlze. <br /> Options <br /> 1. Move to approve the sixteen (16) foot front yard variance for the construction of a <br /> home. <br /> 2. Deny the request for a sixteen (16) foot front yard variance for the construction of a <br /> home as the conditions necessary to grant a variance are not present. <br /> 3. Table the request for further information from Staff. <br /> . <br />
