Tenant shall have the right, at its sole cost and <br /> I expense, to i'nstall , operate and maintain an equipment <br /> building in accordance with the approved Site Plan. <br /> The Equipment Building shall be constructed in <br /> I accordance with the Approved Site Plan. The Equipment <br /> Building and all equipment stored or operated therein <br /> shall remain the exclusive property of Tenant, subject <br /> I to the provisions of Paragraph 8 of this lease. No <br /> equipment shall be stored on the property outside of <br /> the Equipment Building. <br /> I d. Tenant, at all times during this lease, shall have <br /> I vehicle ingress and egress over the Property and access <br /> to the Equipment Building and the Water Tower by means <br /> of the access roads shown on Exhibit B 24 hours <br /> I per day, 7 days per week from Red Fox Road. <br /> Tenant, at all times during this Lease, shall have <br /> e. <br /> I access to the Leased Premises in order to install, <br /> operate, and maintain its Antenna Facilities and <br /> Equipment Building. Tenant shall have access, by <br /> .- authorized personnel, to the Water Tower portion of the <br /> Leased Premises only with the prior reasonable approval <br /> of the Landlord after one working day in the event of <br /> I an emergency, for which Tenant cannot give Landlord one <br /> working day notice reasonable notice shall be construed <br /> to mean contact, by telephone or otherwise, with the <br /> I Ramsey County Sheriff's Department and the Arden Hills <br /> Public Works Superintendent. Tenant shall provide <br /> I Landlord with a list of Tenant's authorized personnel. <br /> f. Tenant shall separately meter charges for the <br /> I consumption of electricity and other utilities <br /> associated with its use of the Leased Premises and <br /> shall pay all costs associated therewith. <br /> I g. Tenant shall provide Landlord with drawings of the <br /> Antenna Facilities and Equipment Building, which show <br /> I the actual location of all equipment and improvements. <br /> Said drawings shall be accompanied by a complete and <br /> detailed inventory of all equipment, personal property, <br /> I and Antenna Facilities actually placed on the Water <br /> Tower. <br /> I- 5 <br /> . <br /> ------- <br />
