<br /> . I want to register my opinion on the proposed development of an 18,nnit townhome subdivision on the
<br /> northwest comer of County E-2 and Old Highway 10, As described in the notice of public hearing dated
<br /> February 14, 1995, Bethel College is the current property owner of record,

<br /> The subject property is bounded on the north by Rams')' r_,.'Y open space which is clearly marked by a
<br /> set of signposts, The property includes woods, hills, ana a smail cattail swamp, Together with the open
<br /> .. space to its north, and Valentine Lake to the south, this property provides a significant esthetic benefit to
<br /> our neighborhood. It is particularly loved by our schoolchildren,
<br /> The existing commnnity perception was that this area is all open space, It is, in fact, currently designated
<br /> I as open space in the Land Use Plan of the City Comprehensive Plan, as the hearing notice indicates,
<br /> It is clearly in Mr, Dan Ogren's business best interests to execute his business plan and develop the
<br /> . property, I understand that it is in Bethel College's financial best interests to sell the property so as to
<br /> remove an unneceSS3ty tax burden, In my opinion, however, nothing has changed so that it is in the
<br /> community's best interests to modifY the Land Use Plan of the City Comprehensive Plan and develop the
<br /> property, It is certain that development, if commenced, will destroy a very scarce, non,renewable Arden
<br /> I Hills resource; namely, undeveloped open space,
