Case 95-05 <br /> I A. Reauest <br /> The applicant is requesting approval of a Planned Unit Development (PUD) Master Plan, <br /> Final Plan (site plan), and preliminary plat for a 16 unit "Townhomes of Lake Valentine" <br /> Ie project on a 6.51 acre parcel in the R-I Single Family Residential Zoning District <br /> B. Update <br /> I Subsequent to the Planning Commission review of this request on September 6,1995, the <br /> applicant has made some modifications to the plan. These modifications are generally <br /> responsive to comments made during the Environmental Assessment Worksheet (EA W) <br /> I and/or the Planning Commission review process. The primary modification that was <br /> made to the plan was in regard to the outlet of the sedimentation basin at the Southeast <br /> I comer of the site (Exhibit A). <br /> The plan that was reviewed by the Planning Commission on September 6, 1995 had a <br /> I sedimentation basin which overflowed into a low area in the Northeast corner of the site <br /> and then outletted into Valentine Lake, via a pipe underneath Old Highway 10. The <br /> modified plan (dated 9-21-95) has a sedimentation basin in the Southeast corner of the <br /> I site which outlets into Valentine Creek, via a pipe underneath County Road E2 and the <br /> Chatham Open Space (City property). <br /> I The City's consulting engineer has reviewed the proposed modifications to the plan. The <br /> recommendations of the City's consulting engineer are attached for your information <br /> (Exhibit B, page I of 4). The applicants consulting engineer has responded to the <br /> I drainage issue which was raised by the City's consulting engineer (Exhibit B, pages 2-4 <br /> of4). <br /> ae <br /> I <br />
