CITY OF ARDEN HILLS <br /> MEMORANDUM <br />I - <br /> DATE: November 13, 1995 <br />I TO: Mayor and City Council <br /> V <br /> FROM: Kevin Ringwald, Community Development Director <br />I <br /> SUBJECT: Case #95-05, Final Plat <br />I Dan Ogren, Northwest corner County Road E2 and Old Highway 10 <br /> The following is a briefreview of the applicants request and updates on the plan which have <br />I occurred subsequent to your October 10, 1995 approval of the Planned Unit Development. <br /> Plannin~ Case 95-05 <br />I A. Request <br /> The applicant is requesting approval ofa Final Plat for a 12 unit "Townhomes of Lake <br />I Valentine" project on a 6.51 acre parcel in the R-I Single Family Residential Zoning <br /> District <br />I- B. Update <br /> Subsequent to the City Council approval of the Planned Unit Development (PUD) on <br />I October 10,1995, the applicant has made some modifications to the plan. These <br /> modifications are generally responsive to conditions of approval of the PUD. The <br /> primary modifications that were made to the plan were in regard to the reduction in the <br />I number of units, the Southerly relocation of the private road, and the Southeasterly <br /> relocation of Units 5 and 6 away from the 66 foot easement (Exhibit A). <br />I C. Final Plat <br /> The final plat shows the required modifications to the site as a result of the PUD approval <br /> (Exhibit B). The final plat contains 13 lots. Lots I through 12 contain the units, the <br />I parking space in front of the garage, and some green area adjacent to the units. Lot 13 is <br /> the common area for Lots I through 12. All of Lot 13 is a utility and drainage easement. <br />. Persons who purchase one of the twelve units in this project will also be purchasing a <br /> 1/12th interest in Lot 13. Lastly, the long-term maintenance of the 16.5 foot conservation <br /> area adjacent to the two wetland basins is provided for in the Association Documents <br />. (Declaration, Section VII, Section 3). <br /> The preliminary plat was approved by the City Council on October 10, 1995. The <br />. Planning Commission recommended approval of the preliminary and final plat at their <br /> regular meeting on September 6, 1995. <br />.- <br />I <br />
