<br /> ~ <br /> e ~~HILLS <br /> Approved: March 13, 2006 <br /> CITY OF ARDEN HILLS, MINNESOTA <br /> CITY COUNCIL WORK SESSION <br /> MONDAY, FEBRUARY 27, 2006, 8:00 P.M. <br /> CITY HALL COUNCIL CHAMBERS, 1245 WEST HIGHWAY 96 <br /> Call To Order <br /> Mayor Aplikowski called the meeting to order at 8:20 PM. <br /> Present: Mayor Aplikowski, Councilmembers: Gregg Larson, David GraIlt, aIld Brenda Holden <br /> Absent: Vince Pellegrin (excused) <br /> Staff present: City Administrator, Michelle Wolfe; Community Development Director, Karen <br /> Barton; and City Planner, James Lehnhoff. <br /> Development Standards Presentation/Discussion <br /> e Ms. Barton stated that she and Mr. Lehnhoff wished to present some infomlation regarding <br /> current and potential development standards for the City, and to get direction from the Council of <br /> whether to proceed with the formulation of development standards, or keep things status-quo. <br /> Mr. Lehnhoff noted that several items had been handed out to the Council, including an updated <br /> Zoning Map, aesthetic zoning guidelines and information from the League of Minnesota Cities <br /> and information from the City of Hopkins regarding their development standards and process. <br /> Mr. Lehnhoff gave a brief overview of the City's existing development and design regulations, <br /> noting that historically, development and design staIldards had been implemented utilizing <br /> Special Use Permits/Conditional Use Permits and Planned Unit Development agreements. <br /> Ms. Barton presented options to the existing standards and process through a nllmber of <br /> examples of developments throughout the metro area and State. <br /> Ms. Holden inquired as to the occupancy ratc of the Falcon Heights development. Mr. Lehnhoff <br /> stated that we didn't know off-hand, but could obtain the information and get back to her. Ms. <br /> Holden also noted that the City has typically given away more thaIl they would've like to in <br /> negotiating SUP's and PUD's. <br /> Mr. Grant stated that especially with the upcoming redevelopment of the TCAAP site, this type <br /> of planning is important. <br /> ,. <br /> ----.- <br />
