This easement grants the City permanent non-exclusive rights to <br />ingress and egress over portions of land within this PUD Development as well as parking spaces <br />for utilization in conjunction with the adjacent City park. <br /> <br />Discussion <br /> <br />The Applicant is proposing to redevelop the northern two existing industrial/office buildings on <br />the site. The proposed project would utilize the existing spaces without altering the exterior of <br />the buildings. In their narrative, the Applicant has stated that the School will serve PreK through <br />12th grade with an initial enrollment of 400 students. Their plan would be to grow to 800 <br />students within the first five years. The site access diagram included with the concept review <br />narrative indicated that there would be “walk in” access between the buildings at 4255 and 4265 <br />Lexington Avenue (i.e. two southern buildings adjacent to Cummings Park Drive) as shown with <br />a blue arrow. However, the Property Owner has stated that all pick-up and drop-off activity for <br />the proposed uses would need to take place from the westerly access and parking area. There are <br />two access points to the properties under the PUD from Cummings Park Drive. <br />
