The Applicant has requested a variance to decrease the required side yard <br />setback for corner lots from the minimum requirement of 40 feet to 23.33 feet. The Applicant is <br />proposing a 12 foot by 26.7 foot garage addition to expand the existing attached garage width. The <br />addition would add 321 square feet to the existing attached garage. <br />Background <br />1. Existing Site Conditions <br />1784 Gramsie Road, the Subject Property, is zoned R-1, Single Family Residential District. It is <br />designated for Low Density Residential in the 2040 Comprehensive Land Use Plan. The Subject <br />Property is the site of a single-family dwelling owned by the Applicant. All surrounding parcels <br />are also zoned R-1, Single Family Residential District and designated for Low Density Residential <br />Uses in the Land Use Plan. <br />2.
