I <br /> AR EN HILLS <br /> CITY OF ARDEN HILLS <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> RESOLUTION NO. 2024-036 <br /> RESOLUTION APPROVING A SITE PLAN REVIEW <br /> AT 4061 LEXINGTON AVE NORTH <br /> WHEREAS, City Staff received a complete land use application for a Sign Standard <br /> Adjustment through the Site Plan Review for the property located at 4061 Lexington Avenue N. <br /> ("Subject Property"); and <br /> WHEREAS,to construct this proposal,the Primrose School ("The Applicant") is seeking <br /> flexibility to install signage along Lexington Avenue on the Subject Property that exceeds the <br /> requirements and sign standards for the height, sign area, number of signs and location; and <br /> WHEREAS, the Subject Property is located in Sign District 6,which allows freestanding <br /> signs with a maximum height of 12 feet, allows freestanding sign area to be no greater than 1.5 <br /> times the size of the permitted sign copy area, and a freestanding sign per street frontage. The <br /> Applicant is proposing installing signage on a freestanding structure 27.58 feet with a sign area <br /> that is greater than 3 times the size of the sign copy area and two separate cabinet signs; and <br /> WHEREAS, the Subject Property is zoned I-1 District and is guided as Light Industrial <br /> and Office on the Land Use Plan; and <br /> WHEREAS, adjustments to the requirements and standards for the height, number, type, <br /> lighting, area, and/or location of a sign or signs established by this Chapter may be approved with <br /> a Site Plan Review or a Planned Unit Development process as described for in Section 1320 and <br /> 1355 of the Zoning Code; and <br /> WHEREAS,pursuant to Minnesota State Statute,the City must act on this request by July <br /> 11, 2024 (60 days); and <br /> WHEREAS, the City Council directed Staff to prepare a Land Use Application Public <br /> Policy Notification to notify all property owners within 500 feet of Subject Property when a request <br /> for the Planning Commission is to occur related to a land use application that does not require a <br /> public hearing; and <br /> WHEREAS, the City's obligation has been met where the Arden Hills Planning <br /> Commission reviewed the application on June 5, 2024. All written comments submitted in <br /> advance of the meeting were presented to the Planning Commission; and <br /> Page 1 of 2 <br />
