Recommend Denial: Motion to recommend denial of Planning Case 24-009 for a Master <br />Planned Unit Development, Final Planned Unit Development, Conditional Use Permit, and <br />Site Plan Review at 3535 Pine Tree Drive, based on the following findings: findings to deny <br />should specifically reference the reasons for denial and why those reasons cannot be mitigated. <br />Table: Motion to table of Planning Case 24-009 for a Master Planned Unit Development, Final <br />Planned Unit Development, Conditional Use Permit, and Site Plan Review at 3535 Pine Tree <br />Drive: a specific reason and information request should be included with a motion to table. <br />Public Comments <br />Notice was published in the Pioneer Press on June 28, 2024. Notice was prepared by the City <br />and mailed to property owners within 1,000 feet of the subject property. The City has not <br />received any public comments regarding this case. <br />Additionally, the Applicant hosted a neighborhood meeting on May 30, 2024 and invited <br />properties within 1,000 feet of the Subject Property to attend in order to learn more about the <br />project. Along with representatives from the City, there were three other attendees. Feedback <br />was generally supportive of the project. <br />Deadline for Aj!ency Actions <br />The City of Arden Hills received the completed application for this request on June 13, 2024. <br />Pursuant to Minnesota State Statute, the City must act on this request by August 11, 2024 (60 <br />days), unless the City provides the petitioner with written reasons for an additional 60-day review <br />period.
