Conditional Use Permit <br />City Code Section 1355.04 Subd. 3 of the Arden Hills Zoning Code lists the criteria for <br />evaluating a Conditional Use Permit. <br />1. Existing and anticipated traffic and parking conditions; <br />• Applicant provided a site plan of adjacent roads to identify fire response vehicle travel patterns will be north on <br />Pine Tree Drive to the nearby controlled intersections. <br />• Applicant has stated that the only exception to this northerly route will be to respond to emergencies in the <br />Hunters Park Condos, Hunters Park neighborhood, or Catholic United building. <br />• Traffic pre-emption will control the nearby intersections for the emergency vehicle, making it safer for the <br />firefighters and the public. <br />• Headquarters facility will consist of 5 full time staff members and will have a crew of 3 Firefighters on duty <br />2417 to respond to fire and EMS calls. <br />• A traffic study was not prepared as part of the application and may be waived by the City Council as part of <br />the PUD. <br />• Applicant has stated that based on their current call volume, they anticipate that this station would respond to <br />around 2,000 calls annually. <br />• Consultant Engineer has stated "it is not estimated that this project will generate more than 100 peak hour <br />trips and a traffic study is not required."
