IA, MN, NE, WI) <br />June 10, 2024 <br />Event Center Traffic Study <br />SEH No. P179481 <br />Attachment I <br />MEMORANDUM <br />The City of Arden Hills, Minnesota has requested a preliminary traffic study be completed by the Owner for the <br />proposed development located at 3776 Connelly Ave, located on the northeast quadrant of the Hwy 51 and <br />County Road E interchange. This technical memorandum summarizes the findings related to estimated traffic <br />demand from the proposed development and its potential impact to the surrounding roadway network and <br />adjacent businesses. <br />SITE & PROPOSED DEVELPMENT OVERVIEW <br />The site currently has an existing 11,025 square -foot (SF) building which serves as an indoor bingo hall and is <br />zoned as General Business District (B-2). The site is accessible through one driveway located on the western <br />corner of Connelly Ave. Connelly Ave curves around the north side of "Flahertys Arden Bowl" bowling alley and <br />intersects with County Road E in two locations. The western intersection of County Road E and Connelley Ave is <br />controlled by a signal; the eastern intersection is stop -controlled on Connelly Ave. <br />The proposed development will repurpose the existing building footprint (11,025 SF) as an indoor event center <br />("Elegant Event Center"). The building's capacity is approximately 515 people. The operating hours are tailored to <br />suit the community's needs, ranging between 8 AM and 11:59 PM Monday through Thursday and between 8 AM <br />and 3 AM on Fridays, Saturdays, and Sundays.
