1325.06 Requirements for Parking, Loading and Circulation. (revised 4/28/08) <br />(revised 7/27/20) <br />Subd. 1 Off -Public Street Parking. <br />A. Area and Dimensions of Each Parking Space. For the purpose of this Code, a parking <br />space shall be not less than three hundred (300) square feet per vehicle of standing and <br />maneuvering area. Individual spaces shall be at least nine (9) feet in width and eighteen <br />(18) feet in length. <br />B. Access. All off-street parking spaces shall have access driveways and access directly <br />to public streets or alleys. Curb cuts for uses other than single family homes shall require <br />approval from the Council. The number of curb cuts along arterial and collector roads shall <br />be held to a minimum whenever possible. Any residential lot, which has frontage on both a <br />local street and a collector street or a major or minor arterial (as defined by the <br />Comprehensive Plan of Arden Hills) shall gain access only from the local street. <br />C. Construction Standards. These standards shall apply to all development: <br />1. Surfacing. Off-street parking areas and drives shall be improved with a paved <br />surface. Such areas shall be so graded and drained so as to dispose of all surface water <br />accumulation within the area as required by the City and the Rice Creek Watershed District. <br />2. Curbs. A concrete curb and gutter shall be constructed for all developments <br />according to the requirements of the City Engineer except driveways for single and two- <br />family residences. <br />D. Location. All off-street parking spaces herein required shall be located according to <br />the following: <br />1. Spaces required for one and two family dwellings shall be on the same lot as the <br />principal structure. <br />2. Spaces required for multiple -family dwellings shall be on the same lot as the <br />principal structure served or within two hundred (200) feet of the main entrance if not <br />located on the same lot. <br />3. Spaces required for business and industrial uses should be within eight hundred <br />(800) feet of the main entrance to the principal building served. <br />4. No off-street parking space, with the exception of the driveways, shall be within <br />twenty (20) feet of the right-of-way line of any public street, except in the GB District <br />where the setback shall be fifty (50) feet. <br />5. In no case shall off-street parking areas containing four (4) or more parking spaces <br />be closer than five (5) feet from any side or rear lot lines, except in the GB District where no <br />
