Staff has provided the review below on <br />building materials as shared by the Applicant in order for the Planning Commission to attain a <br />better understanding of the full scope of their project design. <br />Building Materials — Flexibility Requested <br />The proposed building elevations consist of brick veneer, transparent glass, metal panels, and <br />wood. The Applicant has requested for the brick veneer to be considered preferred materials as the <br />brick would be actual clay brick, approximately half (1/2) an inch to five eighths (5/8) of an inch <br />thick. Each brick would be individually installed with mortar joints. <br />The Applicant has also requested flexibility from the 75% desirable materials requirement on the <br />south building elevation where there is an existing tall parapet wall above an existing overhang. <br />The Applicant states that there is a concern about this parapet wall's ability to accept additional <br />weight from desirable materials such as brick masonry, tile masonry or natural stone. The proposed <br />south elevation shows metal panels used on the existing parapet wall and the materials for the <br />elevation would consist of 63% desirable materials and 37% accent materials. <br />If these flexibilities in building materials are granted, the Applicant will have met the 75% <br />threshold with desired materials on three elevations based on the calculated use of brick and <br />transparent glass.
