NEW BUSINESS -11A <br />'It <br />�-`iIQEN�HILLS <br />MEMORANDUM <br />DATE: July 22, 2024 <br />TO: Honorable Mayor and City Councilmembers <br />Dave Perrault, City Administrator <br />FROM: Jessica Jagoe, Community Development Director <br />SUBJECT: Planning Case #24-009 — Public Hearing Required <br />Applicant: Lake Johanna Fire Department <br />Property Location: 3535 Pine Tree Drive <br />Request: Master Planned Unit Development, Final Planned Unit Development, <br />Conditional Use Permit and Site Plan Review <br />Council Should Consider: <br />Motions to approve, table, or deny the following: <br />• Planning Case 24-009 and the adoption of Resolution 2024-037 for the Lake Johanna Fire <br />Department Master Planned Unit Development, Final Planned Unit Development, <br />Conditional Use Permit, and Site Plan Review for a proposed project on 3535 Pine Tree <br />Drive to allow for the construction of a 41,000 square foot Headquarters Fire Station <br />facility that will house administrative staff as well as a response crew and includes training <br />facilities for the Department. <br />Approval of a PUD requires an affirmative vote offour councilmembers. <br />Background <br />1. Overview of Request <br />The Applicant has submitted a land use application for Master Planned Unit Development, Final <br />Planned Unit Development, Conditional Use Permit, and Site Plan Review, proposing to develop <br />a 3.7-acre site located at 3535 Pine Tree Drive. The Subject Property is currently owned by the <br />Applicant. The Applicant is proposing to build a two-story fire station Headquarters facility of <br />approximately 41,000 square feet with a training facility and training tower. The Lake Johanna <br />Fire Department provides public fire and medical emergency response services to the Cities of <br />Arden Hills, North Oaks, and Shoreview. The Applicant currently operates out of three stations, <br />the proposed project would replace Station 4 located at 3615 Victoria Street in Shoreview and <br />become the Headquarters for the Department. The Applicant is planning for construction of the <br />new Headquarters facility to begin in 2025. <br />Page 1 of 5 <br />
