All light poles, including base, shall be a maximum of 20 feet in height and shall be <br />shoebox style, downward directed, with high-pressure sodium lamps or LED and <br />flush lenses. <br />12. All rooftop or ground mounted mechanical equipment shall be hidden from view with <br />the same materials used on the building in accordance with City Code requirements. <br />13. A separate sign permit shall be required for all signs on the site. <br />14. Any future trash and vacuum enclosures shall utilize gates and be constructed on <br />three sides using the same materials and patterns used on the building. Locations <br />shall be approved by the Planning Department. <br />15. The Applicant shall be financially responsible for all applicable water and sanitary <br />charges. Rates applied shall be memorialized in the Development Agreement. <br />16. All disturbed boulevards shall be restored with sod. All areas of the site, where <br />practical, shall be sodded or seeded and maintained. The property owner shall mow <br />and maintain all site boulevards to the curb line of the public streets. <br />17. The proposed structure shall conform to all other regulations in the City Code. <br />18. The Applicant shall provide benches near the primary entrance of the building. <br />19. The Applicant shall be required to install curbing around parking islands with parking <br />lot improvements. <br />20. Screening for ground-mounted mechanical equipment shall meet the requirements of <br />the Zoning Code including allowing dogwood shrubs as an acceptable form of <br />screening. <br />21. The Applicant shall be required to cease hours of operation at 2:30 AM for commercial <br />land uses approved as part of the PUD. <br />22. The Applicant shall be required for parking lot improvements to relocate the driveway <br />access including curbing so that it is entirely located within the non-vacated portion of <br />Connelly Avenue in a manner compliant with city codes. <br />23.
