All light poles, including base, shall be a maximum of 20 feet in height and shall be shoebox style, downward directed, with high-pressure sodium lamps or LED and flush lenses. 12. All rooftop or ground mounted mechanical equipment shall be hidden from view with the same materials used on the building in accordance with City Code requirements. 13. A separate sign permit shall be required for all signs on the site. 14. Any future trash and vacuum enclosures shall utilize gates and be constructed on three sides using the same materials and patterns used on the building. Locations shall be approved by the Planning Department. 15. The Applicant shall be financially responsible for all applicable water and sanitary charges. Rates applied shall be memorialized in the Development Agreement. 16. All disturbed boulevards shall be restored with sod. All areas of the site, where practical, shall be sodded or seeded and maintained. The property owner shall mow and maintain all site boulevards to the curb line of the public streets. 17. The proposed structure shall conform to all other regulations in the City Code. 18. The Applicant shall provide benches near the primary entrance of the building. 19. The Applicant shall be required to install curbing around parking islands with parking lot improvements. 20. Screening for ground-mounted mechanical equipment shall meet the requirements of the Zoning Code including allowing dogwood shrubs as an acceptable form of screening. 21. The Applicant shall be required to cease hours of operation at 2:30 AM for commercial land uses approved as part of the PUD. 22. The Applicant shall be required for parking lot improvements to relocate the driveway access including curbing so that it is entirely located within the non-vacated portion of Connelly Avenue in a manner compliant with city codes. 23. The Applicant shall not be required to plant trees in the planting islands of the off-street parking area.
