' { r {� 1 <br />IMEND <br />• ....... <br />rr`.��..^'��'S.. _._............ ___ram...,... <br />Plan Evaluation <br />Chapter 11, Subdivisions — Preliminary Plat <br />Section 1130, Minimum Subdivision Design Standards <br />Section 1130.01 - Conformity with City Plan —Meets Requirements <br />Section 1130.01 states that the proposed subdivision shall conform with the City plan. As noted in <br />the planning case background, the Applicant submitted a request to amend the Arden Hills 2040 <br />Comprehensive Plan to guide the future land use of the 10.74 acre northwest portion of the Subject <br />Property for High Density Residential Use. The City approved and adopted the requested <br />amendment in July 2022. <br />The proposed would conform with the language of the City's Comprehensive Plan. Further, the <br />proposed subdivision of the Subject Property would make it possible for the 10.74 acre parcel <br />guided for High Density Residential Use to be rezoned separately from the 30.36 acre parcel, <br />which would still be guided for Public and Institutional use and will maintain a church land use. <br />Page 4 of 10 <br />
