The Site is currently <br />located within the North Heights Lutheran Church property boundaries located at 1700 County Highway 96 which <br />encompasses approx. 57 acres. As part of the Preliminary Plat application, Trident is providing the following <br />written narrative: <br />REQUEST <br />This application requests: <br />1) a subdivision of the church property to create a separate,10.75 +/- acre building lot, <br />2) a request to re -zone the proposed lot from B-1 to R-4 Multiple Dwelling and <br />The subject site is currently guided as High Density Residential. A comprehensive guide plan amendment was <br />approved for this site by the City in July 2022. <br />This new plat will reorganize the entire North Heights Church property from a collection of contiguous, unplatted <br />parcels to two (2) platted lots: Lot 1, Block 1 Arden Heights Addn. — a 10.75 acre parcel for high density residential <br />use and Lot 2, Block 1 Arden Heights Addn. — a 46+/- acre lot for the existing church use. The 10.75-acre Lot 1 <br />would be zoned R-4 Multiple Dwelling District, the 46+/- acre Lot 2 would remain zoned as R-1 Residential. <br />EXISTING CONDITIONS <br />The proposed 10.75-acre lot is currently heavily vegetated with mature trees and also contains two (2) wetland <br />basins. A portion of the church's surface parking lot is also situated within the boundaries of the proposed lot. <br />(At a future date, new surface parking plan will be submitted for approval with a building site plan application.) <br />County Highway 96 runs along the northern boundary of the proposed site, U. S. Highway 10 exists along the <br />southwestern boundary of the property, running NW/SE. The North Heights Lutheran Church building and <br />parking are located east / southeast of the proposed lot. <br />Page 1 of 4 <br />
