TC <br />DRAFT REPORT <br />To: Andy Brummer <br />Trident Development <br />From: Matt Pacyna, PE, Principal <br />Transportation Collaborative & Consultants, LLC <br />Date: June 28, 2024 <br />Subject: Trident Arden Hills Apartments Traffic Review <br />INTRODUCTION <br />TC2 was asked to conduct a traffic review of the proposed Trident Arden Hills Apartments development <br />adjacent to the North Heights Church in the City of Arden Hills (see Figure 1). The site is bounded by <br />Highway 10 to the west, County Road 96 (CR 96) to the north, and Snelling Avenue to the east. The site <br />is generally vacant, although a portion of the existing church parking lot would be modified to <br />accommodate the proposed apartments. The objectives of the review are to estimate the trip generation <br />of the proposed development, qualitatively assess any transportation impacts to the adjacent roadway <br />network, and identify potential improvements and/or considerations for the site.
