Driveways – Review Requested <br />Within the parking requirements, the City has a standard for the maximum driveway width for <br />residential and commercial, but not public use. As an example for commercial, the maximum <br />driveway width is 32 feet on City streets. The Applicant is proposing two (2) driveway accesses <br />along Pine Tree Drive. The southerly access is proposed to be 117 feet and the northerly access is <br />proposed to be 28 feet. Additional comments may be identified upon completion of the review by <br />the Public Works Director/City Engineer. However, one initial comment from the Consultant <br />Engineer was the spacing between Bethel’s main entrance and the proposed employee entrance <br />should be reconsidered to provide more spacing. <br /> <br />4. Sign Code – Section 1240.02 <br /> <br />A. Freestanding Signs – Verification Needed <br />The Subject Property is located in Sign District 7. Properties in Sign District 7 are allowed one <br />(1) freestanding sign measuring up to 25 square feet in copy area and not exceeding eight (8) feet <br />in height. Freestanding signs shall be located at least five (5) feet from any property line. Sign <br />copy area is defined as the area in square feet of the smallest rectangle, circle, or triangle that <br />contains the sign copy. The Applicant is proposing a monument sign along Pine Tree Drive as <br />shown on the site plan in compliance with setbacks requirements. The proposed externally <br />illuminated freestanding sign is five (5) feet in height and has a total sign copy area of 36 square <br />feet as shown on the sign illustration including logo and text, not address information. Also, the <br />total area of a freestanding sign shall not exceed 1.5 times the permitted sign copy area of said <br />sign which would be 37.5 square feet for this application. The Applicant has indicated the <br />proposed freestanding sign has a total area of 30 square feet (60 inches tall by 72 inches wide). <br />The Applicant shall confirm the monument sign dimensions as part of the Planning Commission <br />review since the proposed copy area exceeds the total sign area as stated in the application <br />materials. Sign materials are noted to be consistent with building materials. The sign plan is <br />shown in Attachment G. <br /> <br />B. Wall Signs – Meets Requirements <br />Properties in Sign District 7 are allowed wall signs up to 45 square feet. The Applicant is <br />proposing two (2) non illuminated totaling 28 square feet of wall signs to be located on the east <br />and west elevations at the apparatus bays. The sign plan is shown in Attachment G. <br /> <br /> <br />
