<br />21 <br /> <br />Water Tower Maintenance and Inspection. Shown below is a routine list of items to be completed at <br />each water tower. <br />• Daily inspection of telemetry readings (tower levels). Intrusion alarms on tower entry doors are <br />also monitored. <br />• Grounds maintenance, mowing, trimming, tree trimming and snow plowing. <br />• Repairs and painting are needed to the wood fence at the North Tower. This will be coordinated <br />with the Cell Provider per the lease agreement. <br />• Current guidelines recommend a full inspection (float down inspection) of the tower structure, <br />coatings, and OSHA safety requirements every 5 years. This includes draining the tower to <br />roughly 50% and completing a thorough inspection of the wet area. The remainder of the tower, <br />referred to as the dry area is also inspected. Both our towers are with steel, corrosion is a large <br />concern. Correcting the coating/ paint early prevents costly future repairs. <br />o The North Tower repainting project, final warranty repairs were completed in 2021. The <br />next float down inspection is expected in 2026. <br />o The evaluation completed by BSI for the South Water Tower was review and <br />recommendations were presented to Council for spot paint repairs and security <br />additions. PW staff will coordinate as needed with a contractor on this project. <br /> <br />Water Distribution Repairs and Restoration to be complete at the following locations- <br />• Harriet Ave (approx. 50’ west of east Benton Way access) – restoration of a 10’ x 10’ asphalt <br />patch. <br />• 4421 Arden View Ct – Small asphalt patch and soft scape restoration. <br />• 1134 Hunters Ct - Restoration will include a 10’x20’ asphalt patch. <br />• Harriet Ave (approx. 200’ west of the east Benton Way access) – This restoration will be larger <br />due to the severity of the water leak. We will replace asphalt from the curb to centerline by 20’ <br />long. <br />Gate Valve Exercising to be completed on valves that were installed in 2003 and newer. The process of <br />gate valve exercising is important for the overall functionality of our water distribution system. PW staff <br />ensures that the valve box is clean of debris, accessible to operate and the valve fully opens and closes <br />without leaking. Operating the valve also removes deposits that build up along the gate guides. <br />Exercising valves is a proactive method to ensure the valves will function properly when needed during <br />emergency watermain repairs. <br />• Update current gate valve history map, last update was done in 2013. <br />Emergency Water Distribution System Repairs are not something we schedule, but it’s important to note <br />in the annual work plan. In 2022 PW staff responded to 9 emergency repairs and 3 repairs that were <br />able to be scheduled shortly after identifying the problem. Excavations uses staff time both before and <br />after the actual repair. Many factors are taken into consideration such as- assessing public safety, <br />property loss, staffing, equipment needs, time of day, weather conditions, property owner needs, and <br />public notification. <br />
