The guiding future land use classification and the current <br />zoning designation for the parcel are in conflict. <br />• The proposed rezoning would <br />• Allow for a density of up to 12 units per acre to be developed on the parcel as part of the R-4 <br />Zoning District in alignment with the densities provided for in the High Density Residential <br />use guiding. <br />• Conform with the Comprehensive Plan. <br />• A site plan application would be submitted for the full development review through the <br />Planned Unit Development land use process. <br />• The Applicant intends to meet the R-4 Zoning District Requirements and notes that there may <br />be a request for the City to consider flexibilities in a future land use application. <br />
