The future <br />land use guiding for the 10.74 acre northwest portion of the Subject Property is High Density <br />Residential Use. The 10.74 acre parcel proposed as Lot 2, Block 1 Arden Heights Addition would <br />be subject to this guiding. <br />The proposed would conform with the language of the City's Comprehensive Plan. Further, the <br />proposed subdivision of the Subject Property would make it possible for the 10.74 acre parcel <br />guided for High Density Residential Use to be rezoned separately from the 30.36 acre parcel, <br />which would still be guided for Public and Institutional use and will maintain a church land use. <br />Page 4 of 9 <br />
