- DIZEN_ HILLS <br /> CITY OF ARDEN HILLS <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> RESOLUTION NO. 2024-050 <br /> RESOLUTION APPROVING A <br /> PLANNED UNIT DEVELOPMENT AMENDMENT <br /> FOR THE SUBJECT PROPERTY AT <br /> 3776 CONNELLY AVENUE <br /> WHEREAS, City Staff received a complete land use application for 3776 Connelly <br /> Avenue("Subject Property")for a Planned Unit Development Amendment on September 3,2024; <br /> WHEREAS,the Subject Property is located in the B-2—General Business Zoning District <br /> and is guided as Community Mixed Use in the Land Use plan; <br /> WHEREAS, a Conditional Use Permit was approved with Resolution 2024-038 for an <br /> event center in the B-2 Zoning District; <br /> WHEREAS, a Master and Final Planned Unit Development for Phases I and II were <br /> approved as part of a Conditional Use Permit in order to allow an event center; <br /> WHEREAS, the City Council directed Staff to prepare a Land Use Application Public <br /> Policy Notification to notify all property owners within 1000 feet of Subject Property when a <br /> request for the Planning Commission is to occur related to a land use application that requires a <br /> public hearing; <br /> WHEREAS, the City's obligation has been met where the Arden Hills Planning <br /> Commission duly held a public hearing on October 9, 2024. All persons present at said meeting <br /> were given an opportunity to be heard and present written statements; and <br /> WHEREAS the Planning Commission considered the Applicant's request for a Planned <br /> Unit Development Amendment and, as such voted 6-0 in favor of recommending approval with <br /> conditions. <br /> NOW, THEREFORE, BE IT RESOLVED THAT THE CITY COUNCIL OF THE <br /> CITY OF ARDEN HILLS: <br /> Hereby adopts Resolution 2024-050 approving Planning Case 24-016 for a Planned Unit <br /> Development Amendment at the Subject Property 3776 Connelly Avenue to allow for flexibility <br /> from the required exterior materials. <br /> To view the final document,access adopted Resolutions via Arden Hills Public Laserfiche Weblink by visiting <br /> cityofardenhills.org and clicking on Archived Documents under Helpful Links on our main webpage. <br /> 1 <br />
