The Applicant previously requested flexibility from the 75% desirable materials requirement on <br />the south building elevation where there is an existing tall parapet wall above an existing overhang. <br />The Applicant states that there is a concern about this parapet wall's ability to accept additional <br />weight from desirable materials such as brick masonry, tile masonry, or natural stone. The <br />approved south elevation includes metal panels used on the existing parapet wall and the materials <br />for the elevation would consist of 63% desirable materials and 37% accent materials. This <br />flexibility was granted as part of the previous PUD. <br />With the PUD Amendment, the Applicant requests flexibility from the 75% desirable materials <br />requirements on the west and north building elevation that were approved in the PUD. The <br />Applicant is proposing to paint the existing concrete block exterior materials with paint on these <br />elevations in lieu of the approved brick veneer, resulting in a reduction in preferred materials. The <br />Applicant has noted that these locations are less visible to the public and the proposed paint would <br />be a color similar to the brick veneer installed on the other elevations. The Applicant has stated by <br />allowing this flexibility, they can ensure the project remains within budget while still delivering a <br />visually appealing and functional event center. The existing west elevation and its visibility to the <br />public are shown in Attachment F. <br />If these flexibilities in building materials are granted, the Applicant will have met the 75% <br />threshold with desired materials on two elevations based on the calculated use of brick veneer and <br />transparent glass. The Applicant states that the exterior would equal 61% desirable materials and <br />39% accent materials for the building as a whole.
