Site Plan <br />2. Site Plan Review <br />An application for a PUD Amendment requires Site Plan Review as well. No changes are proposed <br />to the approved site plan as part of the current request. Staff have included aspects of the site within <br />the Plan Evaluation and noted where flexibility was previously approved. <br />Plan Evaluation <br />Overview of Proposal <br />Redevelopment <br />The Applicant is proposing the redevelopment of the Subject Property as the Elegant Event Center. <br />Redevelopment would happen in three phases. The proposal for flexible exterior materials for the <br />west and north elevations corresponds with Phase I of the project. Improvements will be made to <br />the exterior finishes of the principal structure, the parking lot, and the site's landscaping. Existing <br />conditions for the site can be found on the site survey in Attachment D. The Applicant states that <br />the plan is to improve and restore both the building and the property so that it will enhance, not <br />detract, from the surrounding area. <br />Chapter 13, Zoning Regulations Review <br />1. District Provisions (B-2 General Business District) — Section 1320 <br />Under the 2040 Comprehensive Plan, this site is guided as Community Mixed Use (CMU) on the <br />land use plan and is zoned B-2.
