The Site is currently <br />located within the North Heights Lutheran Church property boundaries located at 1700 County Highway <br />96 which encompasses approximately 41 acres. The intended use is a high-density residential <br />development. A CUP is required for high density residential use in an R4 zoning district. This use is <br />consistent with the underlying Comprehensive Guide Plan and the development plan generally complies <br />with the performance standards in the R4 zoning ordinance. <br /> <br />OVERVIEW: <br />• 119 units, age restricted (55+), senior independent living apartment. <br />• High-amenity market-rate rental community (not income restricted). <br />• 3-stories of habitable space above ground; wood framed-construction with a pitched-roof. <br />• 1-story of parking garage below ground; concrete construction. <br />• Access from County Highway 96. <br />• Comprehensive Plan Amendment approved in 2022. <br />• Preliminary Plat and Rezoning approved September 9, 2024 (rezoning tabled at Council) <br />• Construction is estimated to commence Spring 2025 with completion anticipated in <br />Spring/Summer 2026. <br /> <br /> <br /> <br /> <br /> <br /> $WWDFKPHQW&
