MOBILE HOME COURT (TRAILER PARK) STANDARDS <br /> I <br /> It has been noted that mony communities do not desire mobile home courts ond exclude <br /> .. <br /> I them by imposing very high standards or by failing to recogniz.e such use in their zoning <br /> provisions. Low-standord trailer parks are not a very desirable land use; however, a <br /> -., well-done development need not be a detriment to the community. One reasonable <br /> ~, <br /> Ii course of action is to require high standards of design CI1d development, but not so <br /> G high as to be arbitrory and unreasonable. <br /> .' <br /> ~ Standards regulating the design, development, and maintenance of trailer parks can <br /> be utilized by several methods including the following: <br /> :.'1 1. Enactment of a trai ler ordinance. <br /> 2. Inclusion of trai ler standards in the zoning ordinance. <br /> 3. Adoption of standards by resolution for use in judging the merits of mobi Ie home <br /> ,"' <br /> parks under provisions of a conditional use permit. <br /> 4. Utilization of different standards from time to time with no formal procedure but <br /> merely treating each case separately with the procedure dictated by circumstances. <br /> :ii It is suggested that No.1 or No.3 above would be most appropriate. The use of No.2 <br /> would be rather inflexible. The use of No.4 is rather arbitrary and on weak legal <br /> grounds. <br /> , The intent and purpose of mobile home parks standards is to help assure high quality <br /> v <br /> development equal to that found in other types of residential areas throughout the <br /> community. <br /> General Court- Requirements <br /> "' 1. Excellence of design, development, and maintenance is the desired objective. <br /> 2. Approved mobile home parks shall contain at least ten (10) fully developed coach <br /> . sites. <br /> , <br /> 3. All mobile home courts shall have at least ten (10) per cent of the land areas <br /> 'f, developed for recreational use (tennis courts, children's play equipment, <br /> , swimming pool, golf greens, etc.) developed and maintained at the owner/ <br /> # <br /> " operator's expense. <br /> r <br /> ~ <br /> " 4.
