PUD Amendment and Site Plan Review - City of Arden Hills <br />PROJECT DESCRIPTION <br />Site Address: 4200 Round Lake Road <br />Sign Type: On-premise Auxiliary Directional Signs <br />Request: Sign Standard Adjustment <br />Spectrum Sign Systems, Inc., on behalf of the property owner, Altus Properties, LLC dba Gateway <br />Interstate, is submitting a Land Use Application for a PUD Amendment and Site Plan Review <br />proposing the following sign adjustments for 3 Auxiliary directional signs in the PUD Sign Plan: <br />1)Increase the sign area from 4.5 to 6 square feet <br />2)Request flexibility to allow tenant names in the signs' text. <br />The proposed signage is within code requirements pertaining to size, height and setbacks; <br />however, commercial text is prohibited on Auxiliary directional signs. <br />Gateway Interstate is a 22 acre property with a 250-square foot, multi-tenant building fully <br />occupied with 2 tenants: Delkor and CPC (Colder Products Company). The building has an <br />unusual, angled shape with front entrances facing I-694 and I-35W. <br />The only property access includes 4 driveways off Gateway Boulevard along the North side and <br />rear of the building. Only the third driveway has access to the Dock area. <br />The existing property signage includes 6 wall signs – 3 per tenant: CPC (North, West and <br />Southwest elevations) and Delkor (Southwest, South and East elevations). CPC signs on the <br />North and West walls are the only wall signs visible from Gateway Boulevard. <br />The proposed directional signs would be fabricated aluminum, with minimal White vinyl arrows <br />and text, using a uniform, easily readable font. <br />In summary, the following site conditions would require the requested sign standard adjustment: <br />1.A large, 22-acre property <br />2. An unusual, angled building with multiple tenants <br />3. Multiple driveways (4) on the same street in which only 1 has Dock Area access <br />4. Limited visibility of all tenants’ wall signage from Gateway boulevard. <br />Increasing the sign size and adding tenant names to the signs would provide simple, effective <br />wayfinding and eliminate confusion. It would also help maintain the safety of visitors and truck <br />drivers by reducing the likelihood of truck drivers choosing driveways with no dock area access. <br />The proposed sign adjustments would not result in signs that are inconsistent with the purpose of <br />the Gateway Business (GB) zoning district or the current land use.
