<br />January 10, 2025 <br /> <br /> <br />TCAAP REDEVELOPMENT CODE – DISCUSSION TOPICS <br /> <br /> <br />ITEM #1 = Section 6.1 (b) (iii) – General Frontages <br /> <br />ITEM #1 DISCUSSION TOPIC = Ryan has intentionally oriented and strategically situated the <br />building on this site. By locating the minimal amount of loading doors on the southern building <br />façade, this allows the future southern development to both 1) provide screening via the future <br />building structure and 2) provide an opportunity for a future shared loading drive. <br /> <br /> <br />ITEM #2 = Section 6.1 (e) (i) – Loading Dock Standards <br /> <br />ITEM #2 DISCUSSION TOPIC = Ryan believes that we conform to these standards but in an e3ort to <br />provide full transparency, below are the various typical clear heights throughout the building (final <br />building design is still in process): <br />· Restrooms & storage = 8’-10’ typical <br />· O3ice space = 12’-14’ typical <br />· Engineering lab space = 14’-16’ typical <br />· Manufacturing, machine shop & warehouse space = 28’ typical <br />Item (i) above states that the maximum clear heigh between ground floor and lowest point of the <br />ceiling to be 24’. When accounting for all programming spaces listed above, we meet this <br />requirement. <br /> <br />Additionally, our project falls under the Campus Commercial Zoning District. Within Section 6.2 (c) <br />(on page 45 of the TRC) it specifies a maximum building height of 15 stories of 210 feet which we do <br />not exceed. <br /> <br /> <br />
