cityofardenhills.org • March 2025 • 1 <br />The Official City Newsletter for Arden Hills Residents March 2025 <br />Trident Development <br />On January 13, 2025, the City Council <br />approved a new development project <br />from Trident Development LLC to <br />construct a 119 unit, age restricted <br />(55+), senior independent living <br />apartment. The property to be <br />developed is located within the North <br />Heights Lutheran Church property <br />boundaries near the intersection of <br />County Highway 96 and Highway 10. <br />The development project includes <br />the subdivision of 10.74 acres of land <br />in the northwest corner of the North <br />Heights property for the apartment <br />development. <br />Amenities planned for the apartment <br />building include a community room <br />for resident parties, group functions, <br />and family gatherings, an outdoor <br />patio and grill area, and a rooftop <br />lounge with outdoor fireplace and <br />game room. <br />On July 22, 2024, the City Council <br />approved a redevelopment project <br />from Rose Kukwa for the property <br />located at 3776 Connelly Avenue, <br />the former Northern Lights Bingo <br />Hall. The property will be updated <br />to be used as an event center <br />and a restaurant with a 450-guest <br />event space capacity and 34-guest <br />restaurant space. The space is <br />being designed to host a range of <br />events such as weddings, cultural <br />celebrations, and corporate <br />functions. The redevelopment <br />will include improvements to the <br />exterior finishes, the parking lot, <br />and the site’s landscaping. <br />The developer states that this <br />project will create a vibrant social <br />hub and support local businesses <br />as well as promote cultural <br />exchange and understanding within <br />the community.
