City Council Summary Memo – Work Session #1 – Zoning Ordinance Update– February 17, 2025 <br /> <br />6 <br />7. Eliminate the “Maximum Dwelling Unit Density per Net Acre” standard <br /> <br />Commissioners talked through removal of FAR as a standard and the proposed reduction in the <br />Minimum Corner Side Yard Setbacks and agreed with both. Previews of new Lot Dimension and Site <br />Standard tables were shared and a few ideas for refinement were offered by Commissioners. Updated <br />tables will be shared at the next work session. <br /> <br />Accessory Dwelling Units <br />HKGi provided a general overview of what Accessory Dwelling Units (ADUs) are, pros and cons of <br />allowing them, and how they might be incorporated into the fabric of housing within a community. It <br />was made clear that any decision to move forward with considering ADUs would need to come from <br />the City Council and would likely need to include a broad community engagement effort. <br />Commissioners voiced general support for the idea of ADUs, but expressed caution around things like <br />parking and impervious coverage on existing lots. <br /> <br />The City Council should determine if a community conversation around ADUs is appropriate and, if so, <br />when it should occur. HKGi will prepare the updated zoning code in a way that will allow for ADUs to <br />be inserted seamlessly if they are eventually approved. <br /> <br />NEXT STEPS <br />The second work session, tentatively scheduled for April, will focus on the non-residential portion of <br />the use table and will also examine specific development standards such as parking, landscaping, <br />fencing, outdoor lighting, and signage. Draft code language associated with the topics that were <br />discussed at the first work session will be shared with the Planning Commission. <br /> <br />ATTACHMENT <br />• Memo to the Planning Commission dated February 5, 2025 <br />
