The existing formatting <br />lacks hierarchy, includes requirements that are redundant or may not be needed, and may feel <br />overwhelming or confusing in terms of the amount of information provided. In addition, modified <br />standards are listed elsewhere in the code, either within text that addresses specific districts or related <br />to other circumstances such as land within the Shoreland Overlay. <br /> <br />HKGi has a number of recommendations related to this section of code for residential uses: <br />1. Split the District Requirement Chart into at least two separate tables (Lot Requirements and <br />Site Standards) <br />2. Consider eliminating the “Minimum Lot Depth” standard <br />3. Eliminate Floor Area Ratio (FAR) as a standard <br />4. Reduce “Minimum Corner Side Yard Setbacks” for R-1, R-2, and R-3 districts <br />5. Simplify setbacks from some other uses and convert to table footnotes: building setbacks from <br />State Highways or County Roads, shoreland setbacks, building setbacks from abutting <br />residential districts <br />6. Remove accessory structure setbacks from the table and address separately <br />7. Eliminate the “Maximum Dwelling Unit Density per Net Acre” standard <br /> <br />Draft tables for lot requirements and site standards are included with this memo as a starting point for <br />discussion, but may be revised as the districts and uses covered above are updated. <br /> <br />Floor Area Ratio (FAR) <br />Floor Area Ratio is a measure of the total floor area of a building compared to the total area of the lot. <br />It is generally a way of controlling the mass or volume of a building, but does not regulate where on <br />the lot the building may be located or how tall it can be. <br />
