Page 1 of 2 <br /> <br />CONSENT ITEM – 8G <br /> <br /> MEMORANDUM <br /> <br />DATE: March 10, 2025 <br />TO: Honorable Mayor and City Councilmembers <br /> Jessica Jagoe, City Administrator <br /> <br />FROM: Elena Fransen, Senior Planner <br /> <br />SUBJECT: Planning Case #24-018 – Trident Development Final Plat Recording Extension <br />Request <br /> <br /> <br />Council Should Consider <br /> <br />Motions to approve, table, or deny the following: <br /> <br />• A 92-day extension until June 13, 2025 for recording of Final Plat for Trident <br />Development based on the City Council approval of Planning Case 24-018 on January <br />13, 2025. <br /> <br />Background <br /> <br />On January 13, 2025, the City Council approved a Master and Final Planned Unit Development, <br />Final Plat, Site Plan Review, Conditional Use Permit and Easement Vacation for Trident <br />Development (“Developer”) at 1700 Highway 96 W. The project was approved with 33 <br />conditions. The project would subdivide the property into two conforming lots, to facilitate <br />construction of a 162,819 square foot, 119-unit multiple family dwelling on an approximately <br />41.10-acre property, and construct additional parking for the existing house of worship. One of <br />the conditions of approval requires the Applicant to enter into a Development Agreement prior to <br />the release of the Final Plat for recording. <br /> <br />The Final Plat approval requires that the owner or subdivider shall file with the city administrator <br />seven (7) copies of the final plat not later than three (3) months after the date of approval of the <br />preliminary plan; otherwise, the preliminary plan and final plat shall be considered void unless an <br />extension is requested in writing by the subdivider and for good cause granted by the City Council. <br />The Developer has submitted a 92-day extension request in writing for the City Council to consider <br />(Attachment A) until June 13, 2025 to file the Final Plat with Ramsey County. <br /> <br />Options and Motion Language <br /> <br />Staff has provided the following motion language for this case. <br />
