<br />Page 4.8 - Reserve Component Detail <br />Component Detail Notes: Common types of masonry deterioration include <br />efflorescence, spalling, joint deterioration and cracking. The primary cause of <br />efflorescence, cracks and face spall is water infiltration, therefore prevention of water <br />infiltration is the principal concern for the maintenance of masonry applications. <br />Repointing is a process of raking and cutting out defective mortar to a depth of not less <br />than ½ inch nor more than ¾ inch and replacing it with new mortar. Face grouting is the <br />process of placing mortar over top of the existing mortar. We advise against face grouting <br />because the existing, often deteriorated mortar does not provide a solid base for the new <br />mortar. New mortar spalls at face grouted areas will likely occur. One purpose of a mortar <br />joint is to protect the masonry by relieving stresses with in the wall caused by expansion, <br />contraction, moisture migration and settlement. Repointed mortar joints are more <br />effective if the mortar is softer and more permeable than the masonry units, and no harder <br />or less permeable than the existing mortar. The m asonry contractor should address these <br />issues within the proposed scope of work. <br />We recommend an inspection, partial repair and replacement of the steel lintels. Lintels <br />are structural supports or beams above windows and doors. Fatigued lintels also allow <br />the direct penetration of storm water into the wall assembly. These inspection s should <br />locate areas of rust on the lintels and cracks or other structural damage to the walls <br />around lintels. The contractor should remove any areas of rust, prime and paint these <br />lintels. Paint protects and maximizes the remaining useful life of the lintels and therefore <br />the exterior wall systems. Structural damage can eventually lead to costly replacements <br />of lintels and surrounding wall systems.
