RESERVE <br />ADVISORS <br />Expenditure Detail Notes: Expenditure timing and costs are depicted in the Reserve <br />Expenditures table in Section 3. <br />Elevator, Hydraulic <br />Line Items: 3.320 and 3.330 <br />Quantity: One hydraulic passenger elevator <br />History: The elevator components are original <br />Condition: Reported satisfactory and service interruptions are reportedly infrequent <br />Useful Life: Pumps and controls have a useful life of up to 30 years. Cylinders have a <br />useful life of up to 45 years. <br />Component Detail Notes: Major components in a hydraulic elevator system include the <br />pump, controls, cylinder, fluid reservoir and a valve between the cylinder and reservoir. <br />Once activated by the elevator controls, the pump forces hydraulic fluid from the reservoir <br />into the cylinder. The piston within the cylinder rises lifting the elevator cab. The elevator <br />cab lowers at a controlled rate when the controls open the valve. <br />Preventative Maintenance Notes: We recommend adhering to the manufacturer's <br />recommended maintenance plan. We also recommend maintaining a maintenance <br />contract with a qualified professional. The required preventative maintenance may vary <br />in frequency and scope based on the unit's age, operational condition, or changes in <br />technology. We note the following select recommended preventative maintenance <br />activities to maximize the remaining useful life: <br />• Ongoing- <br />0 Maintain a maintenance contract with a qualified professional for <br />the elevator(s) and follow the manufacturer's specific <br />recommended maintenance plan adhering to local, state, and/or <br />federal inspection guidelines <br />• As -needed: <br />o Keep an accurate log of all repairs and inspection dates <br />o Inspect and adjust misaligned door operators <br />o Check for oil leaks or stains near the pump housing and confirm oil <br />levels are adequate <br />o Clear and remove any items located in the elevator machine <br />room(s) not associated with the elevator components (These rooms <br />should never be used for storage) <br />o Lubricate the hydraulic cylinders <br />o Inspect electrical components for signs of overheating or failure <br />o Inspect spring buffers in elevator pit for signs of corrosion or loose <br />attachments <br />o Ensure air temperature and humidity of machine/pump housing <br />room meets the designated specified range for proper operation <br />Page 4.25 - Reserve Component Detail <br />
