We estimate that up to 1,620 square feet of concrete <br />sidewalks, or thirty percent (30%) of the total, will require replacement during the next 30 <br />years. <br />Irrigation System <br />Line Item: 4.420 <br />Quantity: One irrigation system <br />History: The irrigation system is original <br />Condition: Satisfactory operational condition and Management does not report any <br />deficiencies <br />Useful Life: Up to and sometimes beyond 40 years <br />Component Detail Notes: Irrigation systems typically include the following components: <br />• Electronic controls (timer) <br />• Impact rotors <br />• Network of supply pipes <br />• Pop-up heads <br />• Valves <br />Arden Hills City Hall should anticipate interim and partial replacements of the system <br />network supply pipes and other components as normal maintenance to maximize the <br />useful life of the irrigation system. The building should fund these ongoing seasonal <br />repairs through the operating budget. <br />Preventative Maintenance Notes: We note the following select recommended <br />preventative maintenance activities to maximize the remaining useful life: <br />• Semi-annually: <br />o Conduct seasonal repairs which includes valve repairs, controller <br />repairs, partial head replacements and pipe repairs <br />o Blow out irrigation water lines and drain building exterior faucets <br />each fall if applicable <br />Priority/Criticality: Defer only upon opinion of independent professional or engineer <br />Page 4.35 - Reserve Component Detail <br />
