South Water Tower Rehab 80 FTE labor hours required, 2 FTEs required, high priority. <br />Scheduled to be completed in 2025. This project will include spot repair of the tower coatings which are <br />mainly within the wet areas of the tower that experience more moisture. The inspection for this work <br />was completed in late 2022 and a report was generated at that time. The photos below are sample <br />pictures taken from the inspection report. <br />CITY OF ARDEN HILLS, MN <br />HYDROPILLAR <br />INSPECTION REPORT <br />Photo No.2 <br />Interior root conditions aM coating failures on the dry -ell tube. <br />Photo No. 3 <br />E.cellent condition of the coating around the roof to cl wcll tube connection. <br />Water Tower Maintenance and Inspection 80 FTE labor hours required, 2 FTEs required, high priority. <br />— Shown below is a list of routine items to be completed at each water tower. <br />• Daily inspection of telemetry readings (tower levels). Intrusion alarms on tower entry doors are <br />also monitored. <br />• Grounds maintenance, mowing, trimming, tree trimming and snow plowing. <br />• Repairs and painting are needed to the wood fence at the North Tower. This will be coordinated <br />with the cell service provider, per the lease agreement. <br />• Current guidelines recommend a full inspection (float down inspection) of the tower structure, <br />coatings, and OSHA safety requirements every 5 years. This includes draining the tower to <br />roughly 50% and completing a thorough inspection of the wet area. The remainder of the tower, <br />referred to as the dry area, is also inspected. Both of the City's water towers are constructed <br />from steel, making corrosion a major concern. Correcting the tower coating and paint as those <br />needs arise helps to prevent costly repairs in the future. <br />o The final warranty repairs for the North Tower repainting project were completed in <br />2021. The next float down inspection is expected in 2026. <br />o The South Tower will be repaired in 2025 and the next float down inspection is expected <br />in 2025 or 2026 depending on any warranty work completed. <br />W. <br />
