The area is designated for a broad range of retail, shopping, and services <br />to meet the needs of the community and region. Compatible uses such as office buildings are <br />also intended for this area. A development intensity of intensity of up to 0.8 floor area ratio <br />(FAR) may be allowed. The Commercial classification does not include multi -family residential <br />housing as a compatible use and there is no potential density for units per acre in the Commercial <br />guiding. The maximum dwelling unit density per acre within the City's Comprehensive Plan, <br />excluding TCAAP, is 20 units per acre within the Community Mixed Use (CMU) designation. <br />The Subject Property is zoned for B-3, Service Business District. In the B-3 District, maximum <br />permitted lot area covered by structure is 40% and minimum required landscaped lot area is <br />25%. The maximum permitted FAR in the B-3 is 0.8, which is also the greatest maximum FAR <br />in any City zoning district. Multiple -family dwelling is not an allowed use in the B-3 District. <br />The maximum dwelling unit density per acre within the City's Zoning Code is 20 units per acre <br />within the B-2 General Business District. In the City's zoning districts where a multi -family land <br />use is allowed, a Conditional Use Permit is required and there is additional criteria to be met. <br />Proposals for new construction, redevelopment of a site, and significant modifications to existing <br />sites shall use the Planned Unit Development (PUD) process. The PUD proposal shall identify <br />any requested modifications from the applicable zoning requirements as well as the reasons why <br />the modifications would be in the public interest and would be consistent with the purpose of the <br />B-3 District. <br />Page 2 of 3 <br />
