• THE COMMUNITY <br /> Once, like many Twin Cities suburbs, Arden Hills was a farming community. But in 1951, the <br /> City incorporated in an effort to take control of its future as neighboring communities continued <br /> to grow. And, as interest in the northern suburbs grew among developers, the City's location <br /> proved to be a draw. <br /> Arden Hills encompasses approximately 9.4 square miles and lies in Ramsey County about 5 <br /> miles north of the St. Paul City limits. It is bounded on the west by Interstate 35W and on the <br /> east by Lexington Avenue. Interstate 694 and Highways 10, 96, and 51 cut through the <br /> community. The current population is estimated at approximately 9,500. <br /> The fact that the U.S. Army has a dominant presence in Arden Hills hasn't kept developers away. <br /> In fact, Arden Hills boasts an impressive list of corporate headquarters and executive homes. <br /> The community is the home to corporate headquarters for Cardiac Pacemakers, Mutual Service <br /> Insurance (MSI), Land O'Lakes, Delta Environmental and H.B. Fuller Company. Control Data <br /> Systems and Pharmacia Deltec also have large facilities in Arden Hills. <br /> Arden Hills has been successful in its efforts to attract desirable business and industry. This is <br /> obvious when an individual considers the amount of business and lack of available land in Arden <br /> • Hills. Most of the land which is available is in small tracts, however, the three largest tracts <br /> which remain are: <br /> 1. Twin Cities Army Ammunition Plant <br /> With a total of 2,330 acres, it could start a substantial influx of building activity if <br /> the land were ever released or sold. This site consists of 1/3 of the total land area <br /> within the City. The City has begun working with the Army to develop a master <br /> plan for the reutilization of this site. <br /> 2. Gateway Business District <br /> Another area available for development is the Gateway Business District in the <br /> northeast quadrant of the intersection of I-694 and I-35. This area, which acts as <br /> the gateway to the City, consists of 60-80 acres of property zoned for mixed-use <br /> development. <br /> 3. Lexington/Fox Area <br /> The area of commercial redevelopment available in Arden Hills is on the west <br /> side of Lexington Avenue, south of I-694. This area has been rezoned to <br /> encourage the redevelopment into a compatible retail mix which would feed off <br /> the nearby Target Greatland. <br /> Named after the Arden Dairy Farms and the rolling topography, Arden Hills brings to mind such <br /> words as "pastoral" and "idyllic." Arden Hills is home to a wide variety of uses ranging from <br /> corporate headquarters to colleges.
