5. Parking Location for Company Trucks. <br />2. PLANNING COMMISSION REVIEW. On the 9th day of July, 2025, the City <br />Planning Commission reviewed the Application and after considering the Application, the <br />submitted plans, the reports and comments of the City's staff, the reports and comments of the <br />Applicant and Arden Plaza, and other public comments, and subject to conditions, recommended <br />approval of the Application. <br />3. CITY COUNCIL REVIEW. <br />A. On the 281h day of July, 2025, the Arden Hills City Council reviewed the <br />recommendations of the Planning Commission; the materials and comments submitted by <br />City staff and the its consultants; and the materials and comments submitted by the <br />Developer and Arden Plaza and its consultants. At the conclusion of its review, the City <br />Council approved a Planned Unit Development Amendment at the subject Property to <br />allow for a Class 1 thrift store use, subject to the terms and conditions contained herein. <br />4. TERMS AND CONDITIONS. In consideration of the undertakings herein <br />expressed and in compliance with the City's Development Regulations, the parties agree as <br />follows: <br />A. PUD. Developer is hereby authorized to allow a Class I thrift store at <br />3529 Lexington Avenue, located within Building #5 of the Master PUD, consistent with <br />the plans reviewed and approved by the City. Developer shall comply with all terms and <br />conditions: <br />1. The Developer shall continue to abide by the conditions of all previous <br />Master PUD Agreements, permits, and reviews, except as hereinafter amended for <br />Building 5. <br />2. A PUD Amendment shall be prepared by the City Attorney and subject to <br />City Council approval for the Development. <br />
