One person not residing in the residence may be employed to assist in the business activity; <br />The Applicant states there are no other employees of the piano lesson business and is <br />not requesting as part of the CUP to be allowed additional employees. <br /> <br />3. It does not occupy more than thirty-three (33) percent of the floor area of the dwelling; <br />The total floor area of the dwelling is 2,137 square feet. If the variance request included <br />in the Applicant’s land use application is approved, and the proposed addition <br />constructed, the total floor area of the dwelling would increase to 2,167 square feet. The <br />proposed home occupation will occupy 160 square feet of the dwelling, or 7.3 percent. <br />The Applicant will perform the business operations in the identified space within the <br />dwelling. <br /> <br />4. It has a limited number of patrons visiting the premises; <br />The Applicant has stated that the number of patrons visiting the premises is limited to 4 <br />to 8 students during scheduled lessons. Monday through Friday, piano lessons start <br />after school, between 3:00 p.m. and 5:00 p.m. and end between 8:00 p.m. and 9:30 p.m. <br />On Saturdays, hours range from 9:00 a.m. to 4:00 p.m. As the only teacher, the <br />Applicant teaches about 3 to 6 hours, depending on the day and the number of students <br />is the same from day to day. <br /> <br />5. Off-street parking for no more than two (2) additional vehicles other than those required by <br />the occupants shall be permitted. On-street parking shall not be used to satisfy required <br />parking; and, <br />The proposed home occupation will not result in the need for any on-street parking. <br />The Applicant states the students park in the Subject Property’s driveway using one <br />vehicle at a time. When one vehicle arrives, the previous vehicle leaves. The Applicant’s <br />car remains in the garage. <br /> <br />6. It requires delivery of products to the premises no more than once per day. <br />The proposed home occupation does not include a request for deliveries. The Applicant <br />has stated that there will be no delivery of any products to the premises at any time. <br /> <br />C. Class II Conditional Accessory Home Occupations. Applications for a Class II Home <br />Occupation as stipulated by Section 1355.04 Subd 3.C.2 shall be accompanied by the following <br />information: <br /> <br />1. A photograph of the residence. Included in submission, Attachment I <br />2. A floor plan indicating the floor area to be used by the home occupation along with a <br />tabulation of the total floor area and the floor area to be used for the home occupation. <br />Included in submission, Attachment F <br />3. A statement describing the home occupation and the compliance with the required <br />conditions. Included in submission, Attachment C <br />4. A copy of the state or county license or permit if such a license or permit is required by the <br />state or county for the proposed home occupation. N/A
